What a leasing office needs from you
- Government-issued photo ID
- Proof of income — pay stubs, an offer letter, or benefit statements
- Rental history and landlord references (or a co-signer if you have none)
- Application fee, if the property charges one

Understand the money up front
Ask for the total move-in cost in writing: first month's rent, security deposit, any pet deposit or pet rent, and any admin fee. Then ask what's included in rent and what you pay separately.

What to inspect on the walkthrough
- Water pressure and hot water in every faucet and the shower
- Heat and air — run both, even out of season
- Every window and door lock
- Under sinks for leaks or water stains
- Outlets, light switches, and smoke detectors
- Cell signal in the bedroom
Read these lease clauses carefully
Lease length and renewal terms, late fee timing, guest and occupancy rules, maintenance request procedure, pet policy, and the notice you must give before moving out. If any of it is unclear, ask before you sign — a good office will explain it patiently.
Get renters insurance
The property's insurance covers the building, not your belongings. Renters insurance is usually cheap and it's the difference between an inconvenience and a disaster after a break-in, fire, or burst pipe.
